It’s finally happened! YC Condos right next door to Karma Condos is now matched in height with YC Condos to the east of the building. The days of unobstructed views for Karma Condos’ east facing residents has now come to a close. The once clear east views for residents from mid-way up the building to the top is a thing of the past.
So what does this mean for Karma Condo resale values and desirability? In essence, the most desirable units for purchase or rental will now be the southern exposures, both for the unobstructed views and the maximum natural light that comes into the suite. The southern exposures enjoy stunning views of the CN Tower and the lights of Aura and the downtown Financial District.
Although not as awe-inspiring, the western exposures from floor 30 upwards are still good, as well as for the northern exposures, particularly once clearing the government office tower to the north on Grosvenor Street on approximately floor 40. These are currently your safest bet for a clear view now and into the future. Of course, the pace of development and the progress towards density downtown is always on the move, so fingers crossed that the southern exposure doesn’t see any development on College Street to the south for a while…
YC Condos will be unique in that in about 15 stories above the existing photo’s height will be an infinity pool with a southern exposure. At 66 stories, it will be one of the tallest pools of its kind in North America! Though Karma Condo residents will be posited just a little too low in the building to see it, I’ll certainly update this website with a new post once the pool becomes visible, probably in about 6-8 months from now. It will probably be longer than that however before being able to spot a swimmer in the filled pool!
